By placing a booking with us (the owner/his/her representative), you (the main guest) and your booking party (guests) agree to the following terms and conditions as set out. During your stay, you agree to the terms and conditions set out below. If you have any questions about booking with us, please contact us before making a booking.
- General
o Laureen and Mendo van Rooy are owners and managers of Casa Paco. The owner can be replaced by a family member or an acquaintance.
o These General Terms and Conditions apply to all guests of Casa Paco, located at Carretera el Piar s/n, Vélez-Rubio, Almería, Spain.
o With the conclusion of a rental agreement, these General Terms and Conditions take effect.
o Upon request, a copy of these General Conditions will be provided free of charge to the principal guest(s).
o To place a booking with us, the main guest must be at least 18 years old. The maximum number of staying guests per room is shown in the room occupancy details on the website. If the person making the booking is a different person from the main guest who will be staying, the person making the booking may be held responsible for cancellation, non-arrival and damages as described in the article.
o The manager is not liable for damage, loss or theft of guests’ property. In case of disputes, all (legal) costs shall be borne by the guest(s).
o All risks relating to a stay in Casa Paco are the responsibility of the guest(s).
o We reserve the right to charge the principal guest for any damage caused during a stay by a member of the booking group. This includes breakages, spills, stains, damage to furniture or fixtures and fittings. Any damage should be reported as soon as possible to minimise further damage and associated costs. Replacement costs will be charged in case of a lost key.
o All lost items, if discovered and found, left by guests during a stay, will be kept for a period of 1 month. While we will do our utmost to reunite lost property with its owner, we accept no responsibility in replacing lost property and encourage guests to make sure they have all their belongings before checking out. We may offer to send lost property by registered post at the owner’s expense, otherwise it can be collected.
oGuests must follow instructions from the manager.
o The manager may deny and/or refuse guests access to Casa Paco with immediate effect, without further notice and justification and without refund of accommodation costs, in the event of breach of these General Terms and Conditions and inappropriate behaviour.
o The Casa Paco website has been compiled with the greatest care but there may be differences between the text and/or photos presented on the website and the actual situation in and around the Casa Paco accommodation(s) at the time of the visit by the guest(s). No rights can be derived by the guest(s) from such differences.
o Casa Paco reserves the right to change the terms and conditions. You accept and acknowledge as binding the terms and conditions in force at the time you use the Casa Paco website and facilities..
o The administrator’s records are decisive in case of mutual disagreement, unless the users can prove otherwise.
o Guests of Casa Paco must abide by the following Internal Regulations.
- Reservation and confirmation
o The rental agreement can be entered into (based on availability) orally, by telephone, in writing, by e-mail or via the reservation module on the website (www.casapaco.nl).
o After receipt of your request for reservation and the confirmation sent by Casa Paco, you must make the (down) payment. The reservation constitutes a final booking agreement once you have received confirmation from us and the (down)payment has been made.
o The reservation form on the website refers to these General Terms and Conditions.
- Payment
o The down payment is 10% of the total rent, to be paid when making the reservation.
o The deposit and balance payment should be made by bank transfer, using the following information: Bank account IBAN: NL56 INGB 0006 0858 59

- Cancellation
Guests who need to cancel a booking should contact us as soon as possible. Deposits already paid will only be refunded in accordance with the following conditions:
o Cancellations will only be accepted in writing or by e-mail, quoting the reservation
o If the reservation agreement is cancelled, the following cancellation fees will be charged:
o If cancelled up to 8 weeks before the arrival date: no cancellation fee, full refund of the deposit ;
o for cancellation from 8 weeks up to 4 weeks before the arrival date: cancellation costs are 50% of the total rent;
o If cancelled from 4 weeks before the arrival date, the cancellation costs are 100% of the total rent;
o In the event of a no-show, the full rental fee is due. We advise you to take out a good travel and cancellation insurance.
In the rare event that we have to cancel your booking with us, please note that we cannot be held liable for circumstances beyond our control and our liability to you is limited to the refund of any payment already made.
- Force majeure
In the event of force majeure, whether of a permanent or temporary nature, Casa Paco is entitled to dissolve the agreement in whole or in part or to temporarily suspend it without the Guest being able to assert a claim for compliance and/or compensation. Force majeure includes, but is not limited to: threat of war, war, insurrection, strikes, boycotts, disruptions in the energy circuit, traffic or transport, government measures, scarcity of raw materials, natural disasters and extraordinary weather conditions, death of one of the managers or close family members of the managers, etc., as a result of which full or partial compliance with the agreement cannot reasonably and fairly be demanded of Casa Paco.
Internal Regulations
Check-in & check-out
Guests should check in and out at the times indicated below;
o Check-in: from 16:00 to 21:00. Check-in after 21:00 only on request.
o For identification purposes, we will ask you to show your passport or identity card.
oCheck-out: from 08:00 to 11:00 on the day of departure.
o Late check-out (until 18:00) is only possible based on availability. With a surcharge of €40 per room.
o It is possible to deviate from the above times by agreement.
o There will be no refund in the event of early departure.
Breakfast
We serve breakfast in the communal lounge or in the garden.
Your stay
o Guests agree to respect the privacy and quiet of all other staying guests, neighbours and the owners at all times. We reserve the right to cancel a booking with immediate effect if guests fail to honour this agreement or cause a nuisance to other guests, neighbours or the owners.
o We kindly ask you to avoid noise pollution, especially between 10pm and 7am.
o Only the main guest and the named booking party may use the accommodation and facilities, any visitors of guests are only allowed access with our express permission.
o It is not possible for visitors of guests to stay overnight in Casa Paco without the consent of the manager and without additional payment.
Reasonable and appropriate use of WiFi
o Guests accept to use WiFi internet access reasonably and appropriately.
o The internet access provided is for general use such as access to the world wide web, e-mail, messaging, social media, light video/music/media streaming. It is not intended or suitable for heavy media streaming, online gaming, extensive downloads/uploads. Accessing illegal activities or using our network for illegal activities is prohibited and will be reported to local authorities.
Swimming pool
o All guests using the pool do so at their own risk. The owner/manager of Casa Paco is not responsible for any accidents or injuries. Toys or inflatable objects of any type are not allowed in the pool.
Swimming pool opening hours 8:30 – 22:00.
Surroundings
o Vehicles can be parked on private property next to the house. This is done at the own risk of the guest(s).
o Casa Paco is not equipped to take pets.
o No smoking is allowed in the room/bathrooms or common areas. Smoking tobacco products is only allowed in the outdoor area.
o Drugs are strictly prohibited.
o The entire accommodation is suitable for overnight stays of up to 10 people.
o Casa Paco is not suitable for group events such as parties, bachelor parties, etc. We offer an intimate and cosy atmosphere, therefore parties are not allowed.
o Casa Paco is accessible to our guests 24 hours a day.
Personal data and privacy
We are obliged to keep a register of guests over 18 years old staying with us, including full names and nationality, passport number and place of issue. This is in accordance with the (Immigration (Hotel records) Order 1972). This data will be kept for a minimum of 12 months and in accordance with the DPA (Data Protection Act 1998) and the GDPR (General Data Protection Regulation).
Our policy regarding the personal data you provide as part of a booking or enquiry through our website or third-party website, including the privacy of that data, is explained and set out in our Privacy Policy which you can read on that specific page.
You agree that we may collect film footage during your stay at Casa Paco. For our guests and company security, we have camera surveillance on our premises. Casa Paco is responsible for all camera surveillance and abides by the regulations in this regard.
The processing of film material in connection with your stay is important for you and our security in order to prevent and investigate possible crimes at Casa Paco. We keep the film material for a maximum of 30 days. We help the police and other authorities with film material in carrying out their law enforcement, prosecution and punishment functions to ensure the safety of our business.
Film footage is not studied continuously 24/7 but only during an event to prevent and investigate possible crimes at Casa Paco. Film material is automatically deleted after 30 days. We cannot disclose film material to you as a guest or company, only the authority has access and right to it when they perform their work.
Our right to cancel
We reserve the right to cancel any booking without compensation, refund or reimbursement if the terms of these conditions are breached.
